How much is Stamp Duty on a £300,000 house?
Moving home in England or Northern Ireland: £5,000 (2% on £125,001–£250,000 and 5% on the next £50,000). A first-time buyer pays nothing. The same price costs £4,600 in LBTT in Scotland and £4,500 in LTT in Wales.
What do first-time buyers pay?
In England and Northern Ireland, nothing up to £300,000 and 5% on the portion from £300,001 to £500,000: £7,500 on a £450,000 home instead of £12,500. Above £500,000 the relief doesn't apply at all. In Scotland, first-time buyer relief raises the 0% band to £175,000, saving up to £600. Wales has no separate relief, but its 0% band already goes up to £225,000.
How much Stamp Duty on a second home or buy-to-let?
In England and Northern Ireland you pay 5% on top of every band: £20,000 on a £300,000 property. In Scotland the Additional Dwelling Supplement is 8% of the whole price, making £28,600 on £300,000. In Wales the higher rates give £19,950. These apply to additional properties of £40,000 or more.
Do I pay the higher rate if I haven't sold my old home yet?
Usually yes, at first: if you own two homes on completion day you pay the higher rates. If the new home replaces your main residence and you sell the old one within 3 years, you can claim the extra back.
When is Stamp Duty paid?
Your solicitor or conveyancer normally files the return and pays it for you. In England and Northern Ireland that's within 14 days of completion; in Scotland and Wales, within 30 days.
Is Stamp Duty paid on the whole price?
No. Each rate applies only to the part of the price within its band, like income tax. A £500,000 home in England pays 0% on the first £125,000, 2% on the next £125,000 and 5% on the remaining £250,000: £15,000 in total, an effective rate of 3%.
